| Electronic (eProtest) Protest Information |
Please be advised that the eProtest process is your INFORMAL MEETING
All properties appraised by the Matagorda County Appraisal District (MCAD) are eligible for electronic filing of a protest for excessive appraisal and/or unequal appraisal. Our eProtest system allows you to:
- Register an account with a valid email address using your Owner ID and PIN number located at the top right of the appraisal notice.
- File your protest electronically.
- Upload evidence to support your protest.
- View comparable sales or other evidence used by the appraisal district to determine any settlement offers.
- Receive a settlement offer to correct the appraisal districts records by changing the value or receive a notice from the appraisal district that no settlement offer will be made.
- Accept or Reject a settlement offer made by the appraisal district.
- Withdraw your protest.
- Communicate with the appraiser about your protest.
- Setup electronic reminders to alert you 72 hours prior to any scheduled ARB hearings (This option is only available to users who have registered a portal account with their Owner ID and Pin).
| Important eProtest Information |
- When setting up your account it is important to note that the eProtest PIN on the appraisal notice is case sensitive. Please enter it exactly as it appears on the notice. Do not share this PIN with anyone as it is considered your signature in our system.
- Should you reject the settlement offer you will automatically be scheduled for a formal hearing before the appraisal review board. You will receive communication of your protest hearing information through the regular USPS mail system. This communication will include the scheduled date, time, and location of your formal hearing.
- Make sure before filing your eProtest to have any evidence that you want to submit for your protest readily available. You will be able to upload this evidence when you fill out the protest or you can log back into your account later and upload it. Try and submit all evidence within 48 hours from the time you setup the protest. Evidence provided after this time frame will greatly increase the time it takes to complete your protest.
- If no evidence is submitted within the 48 hour window after you setup your protest then your value will be set by comparing your property to comparable market sales and adjusting the market value of your property accordingly. The appraiser cannot adjust your value for condition issues without evidence showing those condition issues. Every year you must provide new evidence of any condition issues that persisted after January 1st of that year.
- When submitting comments on a protest you have approximately 5 minutes before the system logs you out and 1024 characters maximum. It is a good idea if you have a lot to say to type out your comments before you start your protest. You can even upload it as evidence in a text file, word document, or pdf if you prefer.
